			<content:encoded><![CDATA[<p><strong>It&#8217;s Nissan, the month of redemption</strong>,  and everyone is busily preparing for Pesach. But there is another important and very special mitzvah we do here in Israel in Nissan: The blessing of fruit trees in blossom.</p>
<p><strong>Here&#8217;s a video of me in our garden</strong> at Villa Rimona ZImmers in Yavne&#8217;el making the traditional blessing over our Lemon, Orange and Grapefruit trees which are all blossoming.</p>
<p><strong>The bursting forth of life</strong> in nature after the long dark winter parallels the spiritual potential during this month for us to break out of our own &#8220;prisons&#8221; to reach our potential as well as the entire Jewish people to be redeemed after 2000 years of exile.</p>
<p><strong>This is the important lesson to learn</strong> as we prepare ourselves for the upcoming Passover festival which recounts the story of the Exodus from Egypt.</p>

<p>Here are some of the amazing stats he&#8217;s reporting:</p>
<p><strong>1.  Israel&#8217;s economic growth</strong> during the last five years (21%) is higher than all OECD countries, other than Turkey. Israel&#8217;s economy grew 270% during the last 20 years, while Israel&#8217;s  population grew 145%. Israel&#8217;s unemployment is the lowest ever – 5.4%.</p>
<p><strong>2.  Israel is expected to become a net-exporter of  natural gas</strong> by 2018.</p>
<p><strong>3.  Intel&#8217;s exports from Israel &#8211; $2.2BN in 2011.</strong> Since 1999, Intel&#8217;s exports from Israel total $22.5BN.  Intel employs 7,800 persons in Israel – 10% of Intel&#8217;s  global manpower.</p>
<p><strong>4. In 2011 there were mergers and/or acquisitions</strong> of 85 Israeli high tech companies <strong>(27% increase over 2010) totallying </strong>– $5.1BN.</p>

			<content:encoded><![CDATA[<p><strong>Recently, a few people asked us </strong>what the community is like in Yavne&#8217;el. They hear that there is a large Breslov community but not much else.</p>
<p><strong>Yavniel is an eclectic community.</strong> About 25% of the families belong to the Breslov community. They have a beautiful shul and beit midrash with lots of convenient minyanim.</p>
<p><strong>About another 15% are shomer shabbos</strong> of different flavors. Our shul is an wonderful mix of knitted kippahs, shtreimels, black hats, sephardic&#8230; a veritable ingathering of the exiles. There are quite a few english speakers. In fact I give a shiur in English at our shul Tuedsay nights after maariv.</p>
<p><strong>Be our neighbor and enjoy quiet country living</strong> only 15 minutes from Tiberias. This is a 185 meter, 8 room villa  on a 500 meter lot.</p>

So I decided to rewatch this 1961 TV episode of "This is Your Life" reliving the story of how he and his family miraculously survived the war by hiding in Holland for three years from the Nazis. It's a mini Purim story showing the Almighty's hidden hand guiding a family from certain destruction to joyful redemption.]]></description>
			<content:encoded><![CDATA[<p><strong>It was my father Jack Veffer&#8217;s</strong> (Yaakov ben Yonah)  yahrtzeit this week on the 20th of Adar. He survived the Holocaust by hiding in Holland with his parents and five siblings for three years. After the war he moved to Canada and built a great life for himself and his family.</p>
<p><strong>When I was a young adult</strong> and decided to make aliyah. I remember my father saying to me, &#8220;Where you are born is an &#8216;accident,&#8217; you have to find your own place in the world.&#8221; Anyone considering aliyah should take those words of wisdom to heart.</p>
<p><strong>My grandmother, Sara Veffer</strong> wrote a book called &#8220;<em>Hidden for 1000 Days&#8221;</em> about the family&#8217;s miraculous experiences in the war. In 1961, Ralph Edwards of <em>This is Your Life</em> did a television show about my family&#8217;s story. A replica of their hiding place was built on stage and the family was tearfully reunited with the Dutch underground workers and the family who hid them.</p>
<p><strong>I decided to watch it this week</strong>, so I could see my young 35 year old father walking and talking again (he&#8217;s seated at the table 3rd from the left with the bowtie in the picture below). At the beginning of the film, it mentions the show was recorded on March 8, 1961 &#8211; exactly 51 years ago. For some reason I decided to check the hebrew calendar, and was chilled to discover that I was watching my father speak to me on Adar 20, 5721 &#8211; what would eventually become his Yahrtzeit day.</p>

We live in an amazing part of the country where pansies, petunias and roses you are familiar with from North America can grow alongside birds of paradise, and cactus.</p>

<p><strong>However, one leading economist has already spotted an upward trend.</strong> Haim Natan, Chief Economist with Menorah Mivtachim, comments that signs have been building in recent weeks that the  fall in real estate prices has run its course.</p>
<p><strong>Says Natan, &#8220;The Bank of Israel&#8217;s  interest rate cut last month</strong>, supposedly meant to prevent the real  estate bubble from bursting, seems to have succeeded in pushing the  public towards investing in residential property once more, and is  liable to set off a renewed trend of price rises.&#8221;</p>

			<content:encoded><![CDATA[<p><strong>The Bank of Israel dropped interest rates </strong>by a quarter of a point to 2.5%. Usually as interest rates go down, housing prices go up, but the Bank of Israel hopes that won&#8217;t be the case this time.</p>
<p><strong>The central bank is hoping </strong>that the recent softening of the housing market and the mortgage limitations that were enacted last year to discourage speculators will mean that cutting the interest rate won&#8217;t lead to a surge in home prices like it did in 2008 &#8211; 2009. Other experts disagree. We&#8217;ll see&#8230;.<br />

<p><strong>Trumpeldor was the most highly decorated Jewish soldier</strong> in the Russian army (where he lost his arm in action) before he came to the Yishuv. He started out as an agricultural worker in Migdal and then Degania. <p><strong>At the same time, the real estate boom has slowed</strong> and prices have dropped on average 3.7% in the last four months (more in Jerusalem and Tel Aviv, less in the north and south of the country).</p>
<p><strong>That means for foreign buyers</strong>, you can find places that are effectively 10% &#8211; 20% less for you than a year ago.</p>
<p><strong>Here&#8217;s an example of a deal here in Yavne&#8217;el.</strong> This lovely 186 sq meter home on 1/2 dunam lot would have sold a year ago for NIS 1,325,000 firm (US 374,293). Today, the asking price is NIS 1,290,000 flexible (US $ 341, 269).</p>

<p><strong>There are some wonderful galleries</strong> to browse and when you are done shopping there are plenty of Kosher Restaurants in Tsfat to enjoy.</p>
<p><strong>We took an impromptu trip</strong> up to Tsfat in the summer. Chana loves wandering through the artist&#8217;s quarter and we stopped for some lunch and ran into our old friends Amir and Nicole and their family. It&#8217;s a small country!</p>

			<content:encoded><![CDATA[<p><strong>It was a very busy summer</strong> for us (I apologize for the lack of weekly vids). Our daughter Miriam was married to Yaakov, son Eli and Leah had a baby boy (Coby), and son Yonah became engaged to Sara. (wedding is b&#8217;h&#8217; next week!).<br />

<p>It&#8217;s become almost impossible for a young couple to purchase an apartment in the center of the country where there are employment prospects.</p>

<p>Commenting on the tent protest, Netanyahu said, &#8220;The housing shortage is real&#8230; Young couples in Israel lack the wherewithal to buy an apartment, because apartments are too expensive. They are too expensive because there aren’t enough apartments, which is because of the government monopoly, which owns over 90% of the country&#8217;s land zoned for construction. Israel has the most convoluted planning commissions in the world and it takes more than five years to release an apartment for construction.&#8221;</p>
<p>Netanyahu added, &#8220;It is necessary to simplify these mechanisms. It took us two years to make these two changes, and this week we&#8217;re completing the reform in planning and building commissions and the Israel Land Administration. The government abolished the absurd ban for construction in the Dan Region (metropolitan Tel Aviv), various incentives have been created for contractors and buyers, and more will be created. We have linked up the periphery with highways, which has resulted in 48,000 new housing starts. &#8221;</p>
<p>Here are some of the main points of the Prime Minister&#8217;s proposals this week:</p>
<p>• Reform of Land Administration and planning committees: Removal of barriers to marketing of land and to planning of housing units.</p>
<p>• Cheaper land for buying apartments: A 50 percent discount in price of land for construction of apartments, where contractors compete to offer lowest prices to buyers.</p>
<p>• Reduced-cost rentals: Construction of apartments for long-term rental, with 25-100 percent discount on land for contractors that offer lowest price to renters.</p>
<p>• Student housing: Construction of 10,000 new dormitory units for students.</p>
<p>• Cheap public transportation for students: Immediate 50 percent rail and bus discount for university and college students, to encourage them to live outside city centers.</p>
<p>• Municipal tax for empty apartments: Exemptions on municipal tax for empty apartments will be limited to six months.</p>

Because (housing) prices are rising by 16%, which means that prices will double within five years. This has to stop. The question is whether it will stop in a way that won&#8217;t harm the economy.&#8221;</p>
<p><strong>Deputy BOI Governor Eckstein</strong> explained that the housing market increases were based on supply and demand. There just aren&#8217;t enough new housing starts. Eckstein said that the Israeli economy was sound and strong in terms of  consumption, exports, unemployment, and other factors. &#8220;The risks and  opportunities in the Israeli housing market are due to demand and  consumption. 			<content:encoded><![CDATA[<p><strong>Have you ever seen a Marzipan Elvis? </strong>Just down the road from us is a unique family attraction &#8211; the Marzipan Museum at Kfar Tavor.</p>
<p><strong>Part of the new visitor center at the popular Tavor Winery</strong> it&#8217;s a fun activity for the whole family. There are amazing sculptures of celebrities and politicians as well as fairy tale characters.</p>
<p><strong>It&#8217;s a family run business </strong>and you can watch the owners make the marzipan and praline chocolates.</p>
<p><strong>After  a short film there&#8217;s a delightful workshop</strong> where you can make your own models from marzipan or chocolate – with help from expert  instructors who adapt the workshop to every age from 3 to 93. Of course  at the end, you can take your works home or eat them on the way. (ingredients supervised by the regional rabbi).</p>
